What do you specialize in?
We specialize in thorough evaluation of potential distress and/or opportunity to revitalize real property, with the goal of achieving substantial returns after renovation or development, while improving a neighborhood/community. This is achieve either by resale and/or refinancing and hold of the real property. In most cases, our proceeds are reinvested right back in to the community to continue our goal of revitalization.
What other services do you provide?
We offer potential investors, a contract of an opportunity to monetarily invest in projects that we are involved in, at a set and capped interest rate. Paid at an agreed upon date. This method allows us to help others get involve with unconventional investment methods, as well as provides an opportunity for them to learn the process of real estate investing. It is also a way for us to collaborate with others on our projects and share the wealth.
What type of warranty do you provide (on custom work)?
Warranties are provided based on initial contract signed and/or manufacturer warranties.
Are you licensed and insured?
Our in house construction company and real estate brokerage firm are fully licensed and insured and all other stakeholder subcontractors that participate on our projects must be licensed and insured according to the guidelines of the department of building in that particular city/town.
What are your terms and conditions for investing in your company?
This is a case by case instances, but the fundamental principles of fairness, legal, honesty, respect and honor of terms of contract is nonnegotiable. Also, an investor is NOT a partner, owner or member of the company, therefore can not demand and/or perform any duties or represent the company in any form and at any time.
